Senior Freeze (PTR): reimbursement for NJ property-tax increases
Senior Freeze doesn't cut your tax bill — it reimburses the increase, so your effective property tax stays frozen at the level it was when you first qualified. Here's who's eligible and how to apply.

What does Senior Freeze actually pay for?
It reimburses the increase in your property taxes from a base year, not a fixed dollar amount — so your effective tax burden stays frozen at that base-year level rather than being reduced outright.
Who is eligible for Senior Freeze?
NJ residents 65 or older by December 31, 2025 (or receiving federal Social Security or Railroad Retirement disability benefits by that date), with 2025 income of $172,475 or less, who have owned and lived in the home continuously since December 31, 2022 or earlier through December 31, 2025.
What's the deadline to apply?
November 2, 2026 for the current benefit year, using the same combined application as ANCHOR and Stay NJ.
