Stay NJ began paying out in February 2026 and cuts property taxes further for eligible seniors, on top of ANCHOR and Senior Freeze. Here's how it works and what it's worth.

How much does Stay NJ pay?

The benefit is 50% of the property taxes billed on your home, capped by income: up to $6,500/year for income up to $100,000, up to $5,000/year for income between $100,001 and $150,000, and up to $4,000/year for income between $150,001 and $200,000. Homeowners above $200,000 income are not eligible. It's paid quarterly rather than as a lump sum.

Who is eligible for Stay NJ?

NJ homeowners 65 or older during 2025, with income up to $200,000, who owned and occupied the home as their primary residence for the full 12 months. Renters and mobile-home owners are not eligible for Stay NJ specifically (though may qualify for ANCHOR).

Do Stay NJ, ANCHOR, and Senior Freeze stack?

The state calculates and discloses all three benefits together on one combined benefit statement. Rather than guess at the exact coordination formula, confirm your specific combined amount directly through the state's PAS-1 application process or benefit statement.
